Before a Tenancy can commence a gas safety check must be carried out by a "Gas Safe" registered engineer, who will issue a Gas Safety Certificate for the property which lasts for 12 months.  Tenants are entitled to a copy of this certificate for their records.

 

 By law a Landlord must ensure that electrical appliances supplied with the property comply with Electrical Equipment (Safety) Regulations 1994 and the The Consumer Protection Act 1987. The operating instructions for these appliances must be supplied to the Tenants. There is no statutory requirement for a Landlord to have the electric fittings and equipment within a property checked annually, as with gas appliances, however it is certainly advisable for a Landlord to have regular inspections by a qualified electrician.

 

 It is the Landlord's responsibility to ensure their property meets all the current regulations with regard to gas and electrical safety but we are happy to recommend qualified contractors to carry out these checks.
