Like all landlords and letting agents who take deposits for Assured Shorthold Tenancies in England and Wales, we are part of the
 Government-authorised Tenency Deposit Protection Scheme.

 

 The aim of the scheme is to resolve disputes regarding the return of the deposit to the Tenant and encourages tenants and landlords to make a clear agreement on the condition of the property.

 

 We at John Roberts have opted to use the Deposit Protection Service which is the only custodial scheme. By this system the tenant pays the deposit to the landlord who then pays it in. It is free to use and is managed by a company with eight years experience in deposit protection. It can be assessed online by all involved.

 

 A dilapidation deposit equivalent to the minimum of one and a half month's rent will be collected before the tenancy starts and submitted to the Deposit Protection Scheme (DPS). The deposit will only be released with the landlord's consent and after the inventory check-out and dilapidation's report (if any) have been agreed.
